We are a Minnesota family who owns and manages our own rental properties right here in Hutchinson. As owner/operators, we take special pride in our homes and communities. Our mission is simple: to own and operate quality rentals that residents truly love to live in.

There are no shared hallways, no long walk from the parking lot, and no carrying groceries through an entire building. Pull into your own attached garage and walk directly into your townhome, or come and go through your own private front entrance.

From car to kitchen in just a few steps—that's a pretty nice way to come home.

Choose the easy accessibility of a ground-floor townhome or the elevated views of an upper-level home. And once you're home, step outside onto your own balcony or patio for some fresh air, a sunrise or sunset, or a little time visiting with friends and neighbors.

Century Court West — Our Newest Townhome Community

Our spacious 2-bedroom, 2-bath Century Court West townhomes offer comfortable one-level living with large windows and great natural light, stainless steel appliances, granite countertops, rich wood cabinetry, luxury vinyl plank flooring, and an in-home laundry room with a side-by-side front-load washer and dryer.

Upper-level homes feature vaulted ceilings and elevated views, while ground-floor homes offer easy accessibility and stair-free living.

Outside, generous lawns, a natural pond, mature landscaping and wildlife give the community a beautiful sense of openness and nature that you simply don't get from apartment-box living.

At Century Court West, high-speed fiber optic internet service is included in your low $50/month Technology Fee.

Century Court Townhomes — Our Classic Townhome Community

Just across the street, our original Century Court Townhomes community offers classic 1-, 2-, and 3-bedroom floor plans, giving residents additional choices in home size and layout.

These homes offer their own private front entrances, attached garages with direct access into the home, private in-home laundry, great kitchens with lots of counter space, ceiling fans throughout, balconies or patios, and truly amazing closet space.

Ground-floor homes offer easy accessibility and stair-free living, while upper-level homes offer elevated views and lovely balconies.

A Convenient Hutchinson Location

Our townhome communities are conveniently located near Ridgewater College, Hutchinson Health and 3M, with dining, shopping, movies, the community pool and water park, and miles of trails all within walking distance.

You can enjoy the privacy and home-like feel of a townhome while remaining close to many of the places you use and enjoy every day.

Home Without All the Work

You'll enjoy all the conveniences of renting—no lawn mowing, snow plowing, shoveling, or hedge trimming to worry about, plus attentive on-site management and maintenance to take care of the rest.

Our properties are beautiful, clean, safe, and expertly maintained, and we continually renew and update them as needed to preserve the quality and excellence you'll see throughout our homes and communities.

Flexible Lease Options

Month-to-month and corporate lease options are available. A 10% month-to-month lease fee applies.

Utilities & Monthly Fees

We pay for trash and recycling service. Residents are responsible for some or all other utilities, depending on the property.

At Century Court West, high-speed fiber optic internet service is included in your low $50/month Technology Fee.

Liability coverage is required on all leases. Residents may provide sufficient renters insurance or pay the $17.50/month Liability to Landlord Insurance Fee.

Application & Security Deposit

The application fee is $35 per adult.

For applicants with good credit, solid employment history, an acceptable income-to-rent ratio and good residential history, the regular security deposit is $1,000 at both Century Court West and Century Court Townhomes.

Our regular income guideline requires that monthly housing obligations not exceed 40% of net monthly income.

We also recognize that not every potential resident's financial history looks exactly the same. For applicants with lower credit scores, no or less-than-ideal residential payment history, short or inconsistent employment history, and/or income that doesn't meet our regular income requirements, we can often find alternative approval options through additional deposits, qualified cosigners or other applicable requirements.

Prepaid Move-Out Cleaning — Our Residents Spoke, and We Listened!

We do things a little differently—and that's because we make choices and do things with our residents in mind. Our prepaid move-out cleaning services are one of those things.

Prepaid move-out deep cleaning and carpet cleaning services are paid along with your other pre-move-in costs, such as your security deposit and first month's rent.

Depending on the size of your townhome, number of animals and other applicable factors, you'll prepay between $600 and $1,000 for these services.

And when moving day eventually comes, you'll rejoice right alongside our other residents the moment you remember what's already taken care of. No spending your last days in your home scrubbing and cleaning. No asking family or friends to pitch in. No realizing at the last minute that you can't get it all done and scrambling to find and hire a cleaning company. And best of all, no losing your security deposit because you ran out of time to clean.

You've already paid for the services—so you can just pack up, move out, and leave the hassle to us!
