Terms

• Liability to Landlord Insurance Fee: $13.50/month
• Technology Fee applies at some properties - please inquire
• We are Pet-friendly - extra fees, deposits, and requirements apply
• Application Fee: $35 per adult
• Month-to-month leases available - additional 10% short-term lease fee applies
• In the buildings on Century Ave SW, Landlord pays for Heat, Hot Water, Water & Sewer and Trash/Recycling service; tenant is responsible for Electric. In the buildings on Cleveland Ave SW, Landlord pays for Hot Water, Water & Sewer and Trash/Recycling service; tenant is responsible for Gas Heat and Electric.
• Move-out Cleaning Fees for deep cleaning and carpet cleaning will be assessed as a part of your move-in charges; amounts will depend on size of townhome/apartment.

Security Deposit: For those with good credit, solid employment history, an acceptable Income:Rent ratio, and good residential history, regular security deposits are $900. We offer ½ off regular security deposits for past or present US Military, Police Officers, Fire Fighters, and Teachers, with good credit, as our way of saying THANK YOU!

For those with lower credit scores and/or income that doesn’t meet our regular income requirements (maximum rent is 40% of net income), we can often find ways to work with you with extra deposits, cosigners, etc.
